What constitutes an Emergency?
A property emergency is any situation that poses an immediate risk to the safety, security, or health of occupants, or that could cause significant damage to the property if not addressed right away. If you experience any of the issues below, please contact our emergency maintenance line immediately.
Examples of Genuine Emergencies:
Fire, gas leak, or electrical hazard (sparking, power outages affecting safety, exposed live wires)
Major water leaks or flooding (burst pipes, overflowing drains, uncontrollable leaks)
Serious roof or structural damage (collapse risk, storm damage causing the home to be unsafe)
Sewerage issues (blocked or overflowing sewage)
Total loss of essential services such as:
No electricity (not due to an area-wide outage)
No water supply No functioning toilet (when there is only one toilet in the property)
No functioning essential appliances
Security breaches that make the property unsafe, such as:
Broken external doors or windows that cannot be secured Break-ins requiring urgent repairs
