The Property Management Team of Richardson & Wrench Caboolture have pleasure in outlining the services we offer. Our management services are completely computerised and we have property management staff offering the following services:

> We keep a database of prospective tenants looking to rent in our area

> We display a colour photo of your property in our office and on all major internet sites to engage prospective tenants. (Displayed on realestate.com.au, home.com.au, mywebsite.com.au, rentfind.com.au, domain.com.au, homehound.com.au, abcrealestate.com.au, proactivetours.com.au, rent.com.au and myhome.com.au)

> We accompany interested people to the property. This has two advantages. Firstly, we can assess the prospective tenant's suitability and presentation and secondly, we ensure the property is locked and secured when leaving.

> We check all details on an application form, in particular, tenancy databases, previous rent references and employment details. We then communicate with the owner, regarding details and conditions of the new tenancy.

> We organise the preparation and signing of Tenancy Agreements and Rental Bond paperwork. We then carry out a thorough Entry Condition Report with full Internal/External photos.

> We ensure compliance with Smoke Alarm and Water Efficient legislation.

​> We ensure the tenant maintains the property in accordance with the Tenancy Agreement. Thorough quarterly internal inspections of the property are carried out and reported to the owner, at which time any necessary maintenance items are drawn to your attention. Should any repairs be required, we have access to local reputable tradespeople and the invoice can be deducted from Trust Funds held on your behalf, thus showing all details on your monthly and end of financial year statements.

> The commission charged is competitive compared to fellow local agencies of rental monies collected. A letting fee for each new tenant to the equivalent of one weeks’ rent, plus a minimal charge per month for postage and petties ar incurred. (GST is applicable to to these charges). Cleared funds can be credited to your bank account on a fortnightly or monthly basis. (Other charges relating to insurance claims or court appearances are applicable where necessary).

> We are able to offer a Landlords Protection Insurance Policy, the premium of which is fully tax deductible. This policy caters especially for properties that are rented. Many owners may be surprised to find that the normal household policy does not cover the property once it is tenanted.
