You're ready to start house hunting and you've got a list of open homes you want to attend, but what should you be looking for?

Use this handy checklist next time you attend an open home to ensure you're getting the most out of the inspection.

INSPECTION CHECKLIST

First and foremost, determine if you can see yourself living there. Does the layout work for you? Are there enough rooms? Does it feel right? If you get past this point and love the house then ensure you look a little deeper into these items...

Windows and doors

  • Open and close door and windows to check they work correctly
  • Check the locks and on the doors and windows to ensure they are in working order

Flooring

  • Check the condition of the carpet - is it stained, frayed, ripped, or simply past its time

  • Check for loose or lifting floorboards and and cracked or damaged tiles

  • Check to ensure the skirting is installed correctly and not coming loose

Electrical 

  • Check all power points are working

  • Check (where possible) appliances

  • Turn light switches on and off - note if the light bulbs are energy saving bulbs or not

  • Check for smart home feature such as security systems, connectivity etc.

  • Ask about NBN connection

  • Check whether the house has gas, electric or solar connections

Cupboards

  • Open and close all cabinets and drawers - checking for condition and storage size

  • Check for any chips, missing handles etc.

Walls and Ceilings

  • Check the paint condition and for any marks

  • Look for fine cracks along the internal walls, ceilings and cornices

Water pressure and drainage

  • Check the toilets all flush

  • Turn the taps on and off

  • Check the water pressure in the showers and bath

  • Check for leaks, pooling around drainage

  • Check the hot water in bathrooms

Outdoor areas

  • Check the backyard, patio, deck for maintenance issues or damages

  • Check condition of pool and maintenance required (if applicable)

  • Check condition of shed and if power is supplied (if applicable)

  • Check fencing condition

Roof

  • Check the roof gutters

  • Check downpipes for cracks

Location

Make sure the property is in a location that suits you. While the house may tick all the boxes, it needs to be situated in a location that is convenient for you.
